Raise Your Home’s Value in 5 Steps

If you’re looking to put your home on the market, you might be interested in a few ways to increase your home’s value. Depending on the amount of time you have to dedicate to the job, the potential value increase ranges. I’ve listed a few steps below from most to least time-consuming.

1. Finish The Basement
A finished basement can add a ton of living space, and increase your home’s value drastically. You can renovate for an entertainment area, extra bedrooms, even a basement apartment. No matter what route you go, you’re sure to get a huge return on investment.

2. Update your kitchen
Research shows that a kitchen upgrade has anywhere between 80%-100% return on investment. That makes a kitchen upgrade a no-brainer, especially if you’re looking to increase the value before a sale! Depending on the amount of time you have, your budget, and the space available to you, you may be looking at anything from resurfacing a couple of cupboards, to remodeling the entire kitchen with new appliances. Regardless the update, you’re sure to increase your home’s value.

3. Paint
If your walls are in need of some TLC, now is the time to get to it. A new potential homeowner will notice the small imperfections that you’ve come to accept. Additionally, while you’re fixing up the imperfections, bring the colors back to neutral tones. You may love the bright red, but not everyone will. The goal is to have neutral tones so you appeal to the majority of people who might visit your home. Plus, with neutral tones, it’s easier for someone to imagine their own style in the room.

4. Curb Appeal

Many people forget about curb appeal when looking to sell a house, but it should never be overlooked. Potential homebuyers often drive through the neighborhood or drive by the home at night to see what it might look like at different times of the day. When your potential buyers come to view the home, curb appeal is the equivalent of a first impression. Set aside some time to landscape and keep the exterior of your home looking fresh and you’ll be sure to increase the value of your home.

5.Stage it
I’ve listed this step last because it’s usually best left with a professional. While staging comes with a price tag, it is definitely worth it in the end. Your home staging professional will know exactly how to stage your home for the type of buyer you are looking to attract, and your home is sure to sell at an increased value if it’s staged.
